Multi Capital Group, a national real estate finance company, has arranged a $6,000,000 construction loan in Brooklyn NY. The two-properties located in the trendy North Williamsburg section of Brooklyn NY, consist of a vacant parcel of land and a 5 story building.

We have seen more and more of this, especially in areas where inventory is so limited," said Melissa Cohn, chief executive of the Manhattan Mortgage Company, referring to the availability of apartments.

Many of those eager to buy in Brooklyn neighborhoods like Williamsburg are moving from Manhattan, said Gerard Longo, president of Madison Estates and Properties, which specializes in residential lofts in Williamsburg and other residential properties in Brooklyn.

Older town houses, he said, tend to be less expensive than new condos. In Williamsburg, for example, new condos are selling for $475 to $575 a square foot. At Roebling Court Condominiums, the 16 units sold for $450 a square foot a year ago and today would go for $525 a square foot, he said. Town houses in the same neighborhood are selling for $350 a square foot but often need as much as $50 a square foot in repairs.

According to statistics compiled by the Corcoran Group, Brooklyn town houses are a bargain compared with other homes in the borough. In the first quarter of 2004, the average cost of a condominium sold by Corcoran in Brooklyn was $505.88 per square foot. For co-ops it was $495.08 a square foot. Town houses, however, were selling at $387.36 per square foot.

By going in together, buyers also avoid contending with sometimes fickle co-op boards, said Shari Sperling, an agent in the Corcoran Group's Brooklyn office. Such buyers may also find an older town house or brownstone with attractive features like high ceilings and turn-of-the century details.

It's an approach that appealed to Emilia Nowak, 29, a project manager and graduate student at Columbia University, who has been looking for a three- or four-family town house in Brooklyn with her sister and a few friends for the last six months. They want to spend $800,000 to $900,000.
